Maui Sands Seaside: A Complete Area Guide
Maui Sands Seaside sits on the west-facing coast of South Kihei, at the point where the shoreline shifts from the busy beach parks to a quieter, more residential stretch of coast. The complex is small by Maui standards. The location is exceptional. Here is what you need to know before and after arrival.
Where the Complex Is
Maui Sands Seaside is located at the southern end of South Kihei, between the Kamaole beach parks to the north and Wailea to the south. The address puts it on the boundary of what locals consider Kihei proper -- close enough to the Kihei commercial strip for convenience, but removed enough from the busier North Kihei Road area to feel quieter. The nearest major beach park (Kamaole I) is about a five-minute drive.
The complex faces due west. On a clear day from the upper floors, you can see Lana'i and Moloka'i on the horizon simultaneously -- a 180-degree sweep of open Pacific. Unit 711, on the seventh floor, has that view unobstructed from the lanai.
The Shoreline and Water Access
The shoreline at Maui Sands Seaside is rocky lava rather than sandy beach. The lawn of the complex runs to the edge of the rocky shore, and from there the reef begins. This is a snorkeling and tide-pool shoreline rather than a sand-and-swim beach. The water entry for snorkeling is manageable at higher tide when the lava is submerged, but requires water shoes and attention at lower tide. Hawaiian green sea turtles rest regularly on the rocky sections of shoreline near the lawn.
For sandy beach swimming, the Kamaole parks are a five-minute drive north. The trade-off is clear: guests at unit 711 have immediate reef snorkel access that guests at sand-beach complexes do not, and vice versa.
What Is Walkable
The immediate neighborhood of Maui Sands Seaside is primarily residential. Walking north on South Kihei Road from the complex, you reach Kamaole III in about 15 to 20 minutes on foot. The Kamaole Shopping Center (small grocery, a few restaurants) is about the same distance. The walk along the coast is pleasant if you use the sidewalk parallel to the road rather than South Kihei Road itself.
There are no restaurants, bars, or coffee shops within walking distance of the complex itself. A cup of coffee requires the car unless you make it in the unit -- which, with a full kitchen, is easily done.

Check availabilityParking and Getting Around
The complex includes one assigned parking space per unit. A rental car is essential. There is no ride-share infrastructure reliable enough to depend on in South Kihei, and no bus service that connects the complex to key destinations. Plan for a car from day one.
The Neighbor Hotels and Complexes
Maui Sands Seaside is a smaller complex on a stretch that includes a mix of condominium buildings and a few smaller resort properties. The lack of a large adjacent resort is a feature of the location -- there is no resort infrastructure crowding the view or the noise environment. The nearest significant resort development is in Wailea, five minutes south.
Best Times of Day at the Complex
The east-facing side of the building catches morning sun. The west-facing lanai -- where unit 711 sits -- gets shade in the morning (beneficial for sleeping in) and direct afternoon and evening light. The lanai is most active as a living space from late afternoon through sunset, when the light on the water is extraordinary and the whale activity in season is at its most dramatic.
